EPC assessments
An Energy Performance Certificate (EPC) is required whenever a home is built, sold or rented. An energy performance certificate is valid for 10 years. Homes are given a rating between A and G, with A being the most efficient. The average rating for a home in England is a D. This leaves most homes with room for improvement. As well as giving the home a rating between A and G, the report will also make recommendations that the client can act on to increase the efficiency of the home. Properties with an F or G rating can not be let out until work has been carried out to raise the rating to at least an E.
Listed building for sale are exempt but many financial institutions are requiring an EPC rating of E or above unless the building is on the MEES (Minimum Energy Efficiency Standards) register.

To complete the EPC the assessor will make a site visit and take a number of measurements to calculate the floor area of the home. The assessment will look at the type of construction, insulation, glazing, space heating, water heating ventilation, lighting and renewable technologies present.
This information is entered into a software program to produce the report and once completed the EPC will be lodged with the Governments central register.

Retro fit assessments
A retrofit assessment is done to determine what retrofit work can be done to improve the energy efficiency of a property. This should be done by a qualified retrofit assessor. The assessment will consist of three parts, an energy report which examines the current energy use in the home. This is not the same as an Energy Performance Certificate. A Condition Survey which looks at the over all condition of the home and each room individually. Issues that may affect the future energy efficiency improvements, such as damp, condensation, mould, or inadequate ventilation are noted.
Finally, The Occupancy Assessment which examines the clients previous 12 months energy bills and the occupant’s current energy consumption patterns for space heating and hot water.
This information will be passed to the retrofit coordinator who will design a plan of energy efficient measures for the home.
